Het bestaand gebouw is een voormalig pakhuis, dat in 1941 ontworpen werd door Léon Stynen in het toenmalige volop in bedrijf zijnde havenkwartier. Vanwege de typerende architectuur is het uitzicht beeldbepalend. Het bouwblok waarin het pand gelegen is, werd als stadsgezicht beschermd, hetgeen al van bij de aanvang bepaalde richtlijnen gaf aan het nieuwe ontwerp. De authenticiteit van het pakhuis wordt volledig behouden, net zoals de voor- en achtergevel.
