The Grace

Movement Real Estate en de Van Deursen Group hebben het initiatief genomen om samen met Mecanoo architecten een ensemble van twee woontorens te ontwikkelen binnen een van de zones van het Central Innovation District (CID). Gelegen op een steenworp afstand van Station Hollands Spoor en het centrum van Den Haag.

 Betaalbaar wonen op hoogte

The Grace wordt gerealiseerd aan de Rijswijkseweg, direct aan het stadscentrum ­en kijkt uit over de Trekvliet, waarvan de oevers in de komende jaren zullen transformeren in een park voor wandelaars en fietsers. Ook wordt er een fietssnelweg gerealiseerd, de Velostrada, die Den Haag met de omliggende gemeenten verbindt. The Grace vormt de schakel tussen de Binckhorst, de Laakhavens en het centrum, maar ook tussen (startende) ondernemers en bewoners. Het woonconcept is gebaseerd op de groeiende vraag naar betaalbaar wonen en het creëren van een community. The Grace, met ruim 1400 sociale, middeldure en vrije sector huurwoningen en een breed scala aan gemeenschappelijke voorzieningen, biedt hierop een antwoord.

Sierlijk icoon

Het iconische ensemble van twee torens van 150 meter en 180 meter op een zevenlaagse plint vormt een harmonische compositie met subtiele variaties in open en gesloten delen, transparante en ronde hoekafwerkingen, materialisatie en kleur. Het complex vormt een sierlijk icoon met uitzicht over de stad, de zee en de wijde omgeving. Op de begane grond van de plint liggen commerciële functies, een restaurant en kantoren, en op de hogere lagen woningen, kantoren en gemeenschappelijke voorzieningen. Arcades aan weerszijden van het complex bieden bescherming tegen wind en regen, en creëren beschutte verblijfsplekken voor het restaurant en het winkelend publiek. Aan de noordzijde ligt een expeditiestraat waar alle verkeersstromen samenkomen.

Community

De plint opent zich naar het Schipperskwartier en het toekomstige Trekvlietpark in de vorm van een verhoogde groene daktuin die ruimte biedt aan de bewonersgemeenschap voor allerlei activiteiten. Een transparante lobby vormt het levendige hart van het complex met werk- en verblijfsplekken voor bewoners, een ontvangstbalie voor bezoekers en zicht op de bedrijvigheid in de omliggende co-working spaces. De lobby is echt het verlengstuk van de woning. Hier kun je elkaar ontmoeten, of een plekje vinden om te werken of te studeren. De community wordt verder versterkt door gedeelde patio’s en daktuinen, gemeenschappelijke keuken, sportfaciliteiten, een filmzaal. Daarnaast ondersteunt het gebouw een steeds verder opkomende, duurzame deelcultuur; er staan fietsen en elektrische auto’s klaar voor de bewoners om gebruik van te maken. The Grace faciliteert en verbindt de bewoners en maakt het tot een unieke plek.

Programma: Ensemble van twee woontorens van 150 en 180 meter op een zevenlaagse plint met 1400 woningen. Waarvan 30% sociaal, 20% middeldure en 50% vrije huurwoningen, alsmede een breed scala aan gemeenschappelijke voorzieningen, 6.000 m² kantoren, 2.500 m² commerciële functies, fietskelder met deelfietsen en 50 deelauto’s.

The population of The Hague will grow considerably in the next twenty years from 525,000 residents to over 625,000. To meet this challenge, the municipality is encouraging inner city densification within the Central Innovation District (CID), a triangular area bound by the city’s three train stations. Densification will begin in three priority zones within the CID. These zones are clustered around the train stations, in accordance with the guidelines presented in the city’s 2018 high-rise report “Eyeline Skyline”. Movement Real Estate and the Van Deursen Group have taken the initiative to develop two residential towers with Mecanoo within one of these CID priority zones, a stone's throw from Hollands Spoor Station and the centre of The Hague.

 Affordable high-rise living

The Grace is being realised at Rijswijkseweg near the city centre and overlooks the Trekvliet canal, which will be transformed into a waterfront park for pedestrians and cyclists in the coming years. The Velostrada bicycle highway is also being built, and will connect The Hague with the surrounding municipalities. The Grace links the Binckhorst and Laakhavens neighbourhoods with the city-centre, and its combination of living and working spaces connects (starting) entrepreneurs with residents. The residential concept is based on the growing demand for affordable housing and fostering a sense of community. With over 1400 social, medium and free-sector rental properties and a wide range of communal facilities, The Grace addresses this need.

The iconic two-tower ensemble, one reaching 150 meters and the other 180 meters, sits on a seven-storey plinth. The buildings form a harmonious composition with subtle variations in open and closed facade elements, transparent and round corners, materialisation and colour. Residents can enjoy a view of the city and, beyond that, of the sea. The plinth features commercial functions, a restaurant and work spaces on the ground floor, while its upper levels contain housing, offices and communal facilities. Arcades on either side of the complex offer protection against wind and rain, and create sheltered places for restaurant customers and shoppers.

Community

The plinth opens to the Schipperskwartier neighbourhood and the new waterfront park along the Trekvliet canal in the form of a raised green roof garden that offers space to the resident community for all kinds of activities. A transparent lobby forms the lively heart of the complex. It offers work and gathering areas for residents, a reception desk for visitors, and an overview of the activities in the surrounding co-working spaces. The lobby is, in fact, an extended home. Here, you can meet each other, or find a place to work or study. The community is further enhanced by shared courtyards and roof gardens, a communal kitchen, sports facilities, and a movie theatre. In addition, the building supports an emerging sustainable subculture, providing residents with shared bicycles and electric cars. The Grace offers attractive communal facilities that connect residents, making it a unique place to live.
